10 Easy tips on buying a new or used mobile/modular home!
1. Find a good dealer that is near your location or near the location you are moving to.
2. If your looking to buy land find a company that will find the land for you. (let them do all the work!)

4. How big is your family? you need to buy a home that fits your needs! dont buy a single wide if you have 5 kids. This will be a very bad idea.
5. How long do you plan to live at this home? If it is more then 10years then buy a home that you know the brand! like Fleetwood, Redman or Champion! Dont buy a off brand mobile home!
6. Dont be fooled by adds that claim that they are giving you 30,000.00 off the price of the home! (think about it if they are giving you 30,000.00 off the price of a mobile home then that means they are marking it up at least 30,000.00 or more). Find a place that tells it how it is!
7. if your buying a used home make sure to check the foundation for cracks! (if it is on a foundation). Hire someone to do a walk around to make sure the house is in good condition!
8. Land! Land! Land! This is very key to getting a great home for a great deal! make sure that the truck can get to your land! (if it cant get to it easy then it might cost you alot of money to move your mobile or modular house there) make sure you have electric, gas, trash and sewer access! or septic other wise you will be up sh@t creek if you know what i mean.
9. Building! this might take a little while. (if your buying a new home expect at least 2-3 months). if its a mobile that was at the sales center then expect 1-2months for set up!
10. Last but not least make sure all your money is in order! There is nothing worse then finding out you really dont have the money to get it done when it was already started!
